The Seremban Sentral Transit-Oriented Development (TOD) is expected to generate up to RM300 million in annual business revenue and create approximately 2,500 new jobs across the healthcare, retail, logistics, tourism, and services sectors, driving Negeri Sembilan’s transformation into a competitive, modern urban hub.
This optimism was underscored at the groundbreaking ceremony today, involving 20.8 acres of land with a Gross Development Value (GDV) of RM2 billion.
“Seremban Sentral is more than just a physical development project. It represents a new chapter that will strengthen the identity of this city as a modern and sustainable economic centre.
With the support of the State Government, authorities, technical agencies and our development partners, we are shaping not just the future of Seremban but also integrating its heritage values into progress to ensure the successful realisation of this project,” said YB Loke during his officiating speech.
The event was also graced by YB Tuan Arul Kumar a/l Jambunathan, Chairman of the Negeri Sembilan Executive Committee for Local Government Development, Housing and Transport; Tan Sri Sir Dr. Jeffrey Cheah KBE AO, Founder and Chairman of Sunway Group; Dato’ Seri Jana Santhiran Muniayan, Secretary General of the Ministry of Transport and Chairman of the Board of Directors of RAC; Dato’ Azhar Ahmad, Chief Executive Officer of RAC; Datuk Mohd Anuar Taib, Deputy President of Sunway Group; and Dato’ Tan Kia Loke, Senior Managing Director of Sunway Group.
Phase One: The Foundation of Seremban Sentral
Construction of Phase One will begin in 2026, focusing on the following key components:
1. Sunway Seremban Medical Centre:
- A modern hospital with over 250 beds and 480,000 sq ft of built-up space
- The first hospital in Negeri Sembilan to be built adjacent to the Seremban Railway Station, making it the most connected healthcare hub in the city
2. New Shopping Mall:
- 1.2 million sq ft retail space
- Managed by Sunway Malls
- Designed as a modern commercial centre and lifestyle attraction, serving as a new economic engine for the area
3. Office Tower:
- 300,000 sq ft of office space
- Provides modern, flexible workspaces to support Seremban’s business growth
All Phase One components are targeted for completion by 2030. Phase Two, comprising an additional 3.2 million sq ft of residential, commercial, and community amenities (including serviced apartments), will be developed in stages from 2029 through 2039.
Socioeconomic Benefits for the People
The development is expected to generate direct economic benefits for Negeri Sembilan through three main areas:
1. Job Creation:
Approximately 2,500 new jobs will be created across retail, property management, logistics, and services sectors, aligned with the development of the mall and hospital, while increasing local workforce participation
2. Boost to Local Economic Activity:
Up to RM300 million in annual business revenue is expected, including an estimated RM15 million in monthly income for the local workforce via direct and supporting economic activities.
3. Improved Urban Mobility:
Seremban Sentral aims to serve at least 6,000 daily users connecting work, home, healthcare and lifestyle destinations in a major leap toward enhanced urban mobility.

Preserving Heritage – Building Seremban’s Future Without Losing Its Cultural Roots
In line with Seremban’s historical identity, the project will preserve existing heritage elements through:
- Conservation and upgrading of Seremban Yard, a historical colonial building, while preserving the site’s mature trees as part of the original landscape character. This ensures Seremban Yard’s heritage value is protected, while creating a more sustainable, attractive and functional space for the community.
- Redevelopment of the Heritage Market into a cultural attraction with more organised and engaging commercial space.
